Form is a data technology company for apartment floorplan optimization. Form has the largest database of dimensionalized apartments in the United States. Using the dataset, Form uses statistical methods to determine the most valuable interior and dimensional attributes for ground-up multifamily projects to maximize NOI.Form has worked on over 15,000 units across the US in nearly every major MSA. Customers include some of the largest family offices, merchant developers, and local developers ranging from 20 to 1000 units.Form also invests in and co-develops apartment projects where Floorplan Data can add significant upside to projects ... with a particular focus on projects that are targeted at "families."
Bobby has been involved in real estate startup companies for his entire career.He in 2011, he started Cross Properties with 3 other partners in the basement of a seminary. There, he wore every hat in real estate from finance, capital markets, fundraising, leasing, late night maintenance and semi-professional architect. At Cross, he was the Partner in charge of the Development and Design team and was responsible for every project from empty lot to stabilized building. In 2018, he left day to day operations at Cross to co-found Tailorbird
Tailorbird is a construction technology company that uses analytics and automation to accelerate acquisition and renovation of large multi-family assets. The proprietary software extracts deep digital models of interior residential spaces using publicly available data, and we use this data to accurately estimate budgets and identify project risks upfront. Tailorbird has some of the largest real estate firms in the United States as customers including Trammel Crow, Cortland and Greystar.Tailorbird is backed by NFX, Fifth Wall, Kleiner Perkins, Bloomberg Beta and Moderne Ventures.
INVESTMENT STRATEGY
Form’s core belief is that real estate investments are best made through patient capital with aligned interests. Our strategic focus is on multifamily and mixed-use development in two categories:1) Ground-up or heavy value-add development opportunities in urban core and high barrier to entry suburban markets.
2) Holding, and re-developing, suburban retail shopping located near major arterial roads and transportation hubs.Historically, multifamily has been the least volatile asset class during downturns. Additionally, as technology advances, we believe that land located near major arterial roads will become the new “transit oriented” parcels that are more in demand for residents and investors.Ground-Up construction and heavy value-add housing provides the most risk adjusted upside in the capital saturated current market, due to the limited number of developers who can do complicated projects. Large institutional investors lack the nimbleness and risk structures to secure entitlements on individual projects. Smaller local developers lack the resources to execute on institutional sized projects. Form can structure investments either as the Developer, a Co-GP, or as an Investor alongside less experienced developers.
